Representing the Owner of a highly desirable tract of land, Fluhr CRE successfully navigated a Sale-off and Minor Plat Approval so the Owner could maintain their business location and have no operational interruption. Fluhr CRE was able to negotiate one of the highest price's psf in the area!
Representing the Landlord, Fluhr CRE successfully negotiated a 17,000 sf 10 year lease with a Regional Fitness Center. Two years into the term, Fluhr CRE increased their footprint absorbing the remaining 7,000 sf to create a single tenant long term NNN Lease for the Landlord.
Fluhr CRE represented an owner in marketing and disposition of a high profile Landmark corner in Louisville, KY. This corner is a gateway into Downtown Louisville and the Bardstown Road Corridor. Formerly the home of Phoenix Tavern and still the starting point for the annual Kentucky Derby Parade, this multilayered Project included the assemblage of 33 individual parcels, rezoning and numerous public hearings. Once construction is complete the site will be home to 260 apartments, a parking garage and first floor retail along the streetscape.
With more than 21 years of commercial real estate experience under his belt, Wally Fluhr is the Broker - Owner of Fluhr CRE. He has earned the coveted CCIM designation and served in a number of positions in the local CCIM Chapter as well as the Board of Realtors. Wally has managed multi-million dollars development projects, parcel acquisitions, zoning cases, data center expansions, Class A construction build-outs and many other commercial real estate projects. Wally also volunteers his time by sitting on multiple Board's assisting 501c3's becoming self sufficient and self governing.
